I am committed to help you acquire the property that’s right for you. I will provide you with the Services as detailed in the following 21-point Buyer Service Pledge. 1. Buyer Counselling Session

This meeting is key to learning about your  needs, wants and goals. We’ll then do  our homework to find the right property  for you.

2. Buyer Agency Alternatives

We will share with you alternatives for  agency representation that are available  to you – Designated Representation,  Buyer Brokerage, Seller Agency, and  Disclosed Dual Agency – and our  representation of your client interests in  the different agency relationships. 

3. Buyer Representation  Agreement

We will present and explain to you the  Buyer Representation Agreement and the  special services and benefits it offers. 

4. Home Buying Process

We will walk you through the home buying  process and guide you through every step  along the way. 

5. Financial Pre-qualification

We will offer to arrange a pre-qualification  or pre-approval appointment with a  reputable lender to identify your range  of affordability and to increase your  negotiating strength.

6. Leveraging Our Network

We’re connected throughout the real  estate world and will use our network of  contacts to help find your property. Our  goal is to show you properties, when  possible, as they debut or before they  hit the market. 

7. Property Showing

We will show you properties that meet the criteria you have selected and offer a balanced view of each property. 

8. Property Evaluation

We will discuss and review with you  features of a property that may affect  its current and future real estate value.

9. Property Inspections

We will recommend that you obtain  a professional property inspection to  address basic construction issues of  the home, including electrical, insulation,  and heating. We can provide contact  information for inspectors, by request. 

10. Property Disclosure 

We will review with you all inspection  reports and other documents pertaining to  the condition of the property and answer  all questions regarding physical defects of  the property which are known to us.  

11. Review of Written Seller  Disclosure 

We will thoroughly review with you any  seller’s written disclosure statement  to enable you to accept or specify  the remedy for each fault disclosed. Remedies for any disclosed faults should  be addressed in the offer to purchase.

12. Appraisal Contingency / Condition

We will explain to you the option of  adding an appraisal condition to your  offer to purchase. *

 13. Estimate of Funds Required

We will provide you with a preliminary  estimate of closing costs and down  payment requirement anticipated in the  transaction. 

14. Offer Preparation 

We will prepare a written offer on the  property you choose to purchase, with  terms and conditions approved by you.

15. Property Inspection Remedies

We will request in the offer to purchase that  the seller remedy the items you  specify after your review of the property  inspection reports. 

16. Negotiation Strategy

A key role in any purchase, we’re effective  negotiators who will work hard to get the  best price for you.

17. Offer Presentation

We will endeavour to present your  purchase offer directly to the seller in the  presence of the listing representative. 

18. Walk-through

We will accompany you on a thorough  walk-through of the property (if one is  provided for in the sales contract) before  closing and will assist you in dealing with  any problems discovered during the  walk-through.

19. Closing the Sale 

We will monitor and inform you of the  progress of the purchase agreement,  including the satisfaction of all  contingencies and conditions during  the entire transaction.

We will contact you after the closing  to follow up on remaining details or  service needs.

We will provide you with a current  Competitive Market Analysis, and will assist  you in determining the most effective list  price for your property. 

2. Financing Alternatives 

We will show you various financing  alternatives for buyers of your property, and  discuss the likely impact of each alternative  for your sale.

3. Agency Alternatives 

We will review the alternatives for agency  representation that are available to  you and potential buyers – Designated  Representation, Seller Agency, Buyer  Agency, and  Disclosed Dual Agency – and  our representation of your interests in the  different agency relationships.

The Coldwell Banker brand has been a  trusted name since it was established in  1906. With your approval, we will place a  “For Sale” sign on your property to help  generate prospective buyers’ interest in  your property. 

6. Mass Marketing

We will review with you our comprehensive  mass marketing program designed  to generate buyer prospects for your  property. We will post your property  on the national Coldwell Banker Canada  website coldwellbanker.ca, to maximize  this potential of possible buyers for your  property. We can also discuss online  marketing support, social media, and more. 

7. Leveraging the  Coldwell Banker Network 

We will promote your property  on appropriate social media and  marketing channels to help market it to  prospective buyers. 

8. Promotion to Real Estate  Network

We will promote your property to other  reputable, professional brokers and sales  representatives in the area.

9. Multiple Listing Service

We will prepare a plan for your property  to appear in the local Multiple Listing  Service. The information will be submitted  by the date we have selected for the  property’s debut on the market to achieve  maximum impact. 

10. Property Promotion

We will create a marketing resource to  promote the details of your property  including specific highlights and photos  and/or video of your property. We will  email it to potential out-of-town prospects,  showcase it online and also offer it to  prospective buyers viewing your property. 

11. Direct Marketing

We will prepare promotional materials  regarding your property and arrange for  their distribution to target market areas to  attract potential buyers. 

12. Estimated Proceeds

We will furnish you with an estimate of the  proceeds you can expect from the sale of  your property.
